One of the most difficult decisions you need to make is how to price your home so that it sells in the least amount of time and yields the profit you need. After you've chosen a listing price, it's time to put your home in show-ready condition. Below is a checklist of steps you can take to present your home at its best.
Clear up the Clutter Exploding closets and debris-strewn floors are buyer turn-offs. Rent a storage locker if necessary and fill it with anything that doesn't have a place to go in your home. When in doubt, send it out. Wash and Repair Windows Fix broken panes, malfunctioning sashes and gummed-up tracks. Have the windows washed professionally for buyer-friendly sparkle.
Pack up your Pets Arrange for a neighbor to baby-sit Fluffy or Max when your home is being shown. Also make sure the house is free of pet odors and toys, and that any pet leavings in the yard are scooped up.
Front Yard Fix-up The first thing a buyer notices is your home's curb appeal. Keep the lawn trimmed, stash garden tools, toys and bikes in the garage, and plant some colorful flowers in boxes or pots along the walkway. Make sure the mailbox is in good repair and the door is clean and free of fingerprints and dirt.
Look at the Little Things Walk through your home and make note of dripping faucets, broken door handles, squeaky cabinets and loose tiles. Hire a handyperson to fix them.
Scrub till it's Spotless Scour your kitchen and bathroom appliances, sinks and floors until they shine.
